Terms & Conditions
-Reservations are confirmed with a valid credit card.
-MasterCard, Visa, Discover, American Express, and Cash are accepted.
- To confirm your reservation an advance payment of one nights room plus tax is required at the time of booking and will be charged to your credit card.
*Direct Book reservations are charged full reservation fees 3-days prior to arrival, the Direct Book cancellation period.
**OTA reservations will be charged the full amount upon booking, with a 10 day cancellation period. To confirm you reservation an advance payment of one nights room and tax is required and charged to your credit card at the time of booking.

Arrival and Departure:
-Our preferred guest arrival time is between 4:00 PM - 7:00 PM. Please enter an estimated time of arrival at the time of booking your reservations. Options are available for arrivals outside of the standard check-in time, subject to availability.
-Guest Departure is 11:00 AM. Options for extended departure are available, subject to availability. Please remember to leave your room key with us prior to departing. We are not responsible for items left behind.
*Early arrival and extended departure are possible for an added fee.
***Midweek, frequent corporate guests enjoy complimentary early arrival.
-Direct Book Reservations enjoy a complimentary earlier arrival, subject to availability, kindly make a note on the reservation form of your time preference to arrange for alternate arrival time.

Two-night minimum:
-Weekends in October, as well as major holidays and local events, have a two-night minimum charge and a 7-day advance cancellation policy. This policy is for all rooms.
*Single nights may be reserved if rooms are still available 24 hours prior to arrival.

Cancellation Policy:
-Direct Book Reservations enjoy a three day cancellation period.
-OTA Book Reservations have a 10day Cancellation period.
-Should your travel plans change, please call at least 72(seventy-two) hours prior to your scheduled arrival time to cancel or reschedule your reservation. Reservations made through an OTA* have a 14day cancellation policy and must be canceled directly with the OTA that the reservation was booked through.
-Major holidays and event weekends require a 7-day cancellation.
-Midweek Business travelers enjoy a same-day cancellation policy.
-Group reservations require a thirty-day Cancellation.
-The deposit will be refunded, less a $45 administration fee, for cancellations prior to the cancellation period. Cancellations after the cancellation period forfeit deposit and are subject to full charges of the reservation.
-Voicemail or email cancellations will not be accepted. Speaking directly to the innkeeper ensures proper communication of cancellation.
-A cancellation email will be issued to verify cancellation was processed.
-No-shows and early departures are subject to full charges of reservation.
**OTA is an Online Travel Agency, i.e., Expedia,,, TripConnect, Airbnb.

-University rate is available Monday - Thursday night single occupancy in select rooms; includes lodging only, does not include breakfast. Must be reserved directly by phone.

Coffee Service:
-Available at all times.

-A full breakfast is served in the formal dining room at 9 am.
-Advance notice of any diet restrictions is appreciated.
-A continental-style "Go" breakfast is available if you are unable to attend the standard breakfast.
-In-room breakfast is available from 7 am to 10 am in select rooms for an additional fee.
-Midweek business travelers enjoy breakfast served at their convenience between 7 am, and 9 am
-University Rate is for lodging only and does not include breakfast.

-Once you are checked in, you will be provided a key allowing you to come and go at your leisure. You will be offered the innkeeper's cell phone number for direct access to assistance as needed.

-All baths are private, in-room baths with shower and/or tub.

-House phone available at all times.

-Rooms do not have TV/VCR/DVD. Rooms have a CD player, select rooms have an MP3 docking station.

-No Smoking inside. Designated outdoor smoking areas are available. There will be a $250.00 charge for cleaning the room, if this policy is violated.

-Hamilton House is a pet-free facility. Local boarding is available.
Cancellations and Changes:
Due to our small size, cancelled reservations greatly impact our business. Cancellations must be made within 10 days prior to arrival. Cancellations under 10 days are non-refundable unless we can rebook the room. If we rebook the room a full refund will be applied to your credit card. There will be no credit given for early departures. The Hamilton House participates with several online third party booking sites. In the event any third party site makes an error in the standard room rate, room availability, inn occupancy or Wisconsin State Sales Tax charges , and/or any other reservation details, we reserve the right to cancel the reservation within 24 hours of booking.

-Out of considerations for all of our guests, Children 12 and older welcome at all times. Special situations allow for younger children midweek and holidays. Please call to make arrangements.

Guest Rooms and Common Areas:
-Insurance and licensing require that guestrooms are for the enjoyment of registered guests. Nonregistered guests are not permitted in the guestrooms. Out of courtesy of other guests, we ask that common areas be used for quiet gatherings with other guests staying at the inn. Should you be meeting up with area friends and family, we ask that all unregistered guests departed by 9 pm.

-Property is not ideal for guests with physical disabilities. There are three flights of stairs from the parking lot to the front door. Six of the eight guest rooms are on the second floor, requiring the use of stairs. By agreeing to these policies, you understand that you may be asked for a review via email or text. You can easily opt-out of the is program should you like not to be included.Rates/policies are subject to change and vary during high impact periods and special requests.
